Sell Your Property First, Then Buy the House.

If you have a house to sell, sell it before selecting a house to buy! Contingency sales aren't nearly as strong as one that comes in with a ready, willing and able buyer. Consider this scenario: You've found the perfect house - now you have to go make an offer to the seller. You want the seller to reduce the price and wait until you sell your house. The seller figures that this is a risky deal, since he might pass up a buyer who DOESN'T have to sell a house while he's waiting for you.

Real estate transactions are more difficult than you would imagine.  They are complicated and have a lot of moving parts.  Although a lot of people have a misconception that real estate is easy to do, and anyone can do it, the amount of details that are involved in a real estate transaction is tremendous, and with new rules and regulations being added all the time, working with an agent that does the business FULL TIME is very IMPORTANT.

A PART TIME Agent is not likely to have the experience and knowledge of all of the most current information, because they are not doing the business every day, as their main gig.

Having a TEAM behind you is CRUCIAL to making good decisions about your real estate transactions.  Having a team dedicated to making sure that you, the CLIENT always has a point of contact, always has someone dedicated to making sure the transaction goes smoothly, and everyone and everything that needs to be coordinated is taken care of, should be at the top of your list.  Even the most talented solo agents could never handle more than a few transactions at once without something slipping through the cracks.  There is just too much that goes on in a deal.  From talking to lenders and escrow agents, title reps and buyers agents, inspectors, appraisers, and sometimes attorneys, there are sometimes over 40 people that are involved in one single purchase or sale of a house.  That's a LOT of coordinating, and a LOT of Communicating!  If your agent isn't working full time with a team for you, then you're missing out on the full benefit of hiring an Agent.

Don't Be Fooled By ONLINE Information.

That's Right.  ZILLOW, TRULIA, REDFIN, and the litany of other online real estate "Information Providers" don't usually have up to date or accurate information.  In fact, much of the information on their sites is designed to intentionally mislead you.  Those real estate sites are pushing their own agendas and need to keep customers coming in to supply the massive ad dollars they charge to run their sites.  

The problem is...a lot of their information is out dated, delayed, or simply wrong.  Many of the popular real estate websites subscribe to data feeds that provide them with the information they post on their sites, and use to calculate the value of a home.  But usually the data they are receiving is delayed or old.  Sometimes the data they use is over 30-60 days old depending on the part of the country you are in.  That is why there is often a big gap between what you find online and what your Realtor provides.  Realtors have the most up to date information available, and have access to data that the internet doesn't often get.  

Although it's alright to use internet to get a general idea, it's not a completely accurate picture.  And don't you want to have the most accurate and up to date information you can, when making one of the largest financial decisions of your life?
